CIVIL

  • Back filling of earth shall be rammed and water shall be let loose on the earth to allow it to consolidate properly.

  • The concrete mix for all R.C.C. work shall be as per IS Code or as specified by the structural designer.

  • The mixing of cement, aggregate and dust aggregate shall be done in a proper manner.

  • The use of vibrators shall be made to consolidate the layers properly in footings, columns, beams & roof slabs.

  • Properly baked bricks used in construction.

  • Properly raked and mixed mortar for walls. Mortar for 9” brick work shall be not leaner (1:6) and for 41⁄2” brick work cement mortar shall not be leaner than (1:4) with 6 mm MS round bars in every 4th course.

  • Timely and adequate curing of the building shall be done to ensure the best of strength and hold in the building.

  • TMT Steel from RATHI/ JINDAL/ equivalent as per availability.

  • All the steel used shall be bound by steel wire at all overlaps.

  • A-Class cement, (ACC/ AMBUJA/ Ultratech/ Birla/Equivalent).

  • Good quality stone dust, good quality washed coarse sand & good quality aggregate procured from Haryana.

  • All external plaster shall be mixed with CICO to ensure proper water

  • absorption.

  • Lintels in R.C.C. at appropriate height above all doors and windows

  • provided by Architects..

  • One coat of plaster (Birla/ JK/ Sakarni/Equivalent) on brick wall in interiors shall be provided.

WATER PROOFING

  • All balconies and open areas to be waterproofed with cross coats of TAPECRETE and bituminous membrane after cleaning the slab surface. All treated surfaces shall be tested by retaining water and then covered with protection plaster.

  • Toilets and Kitchens with up slab pipes to prevent seepage in the walls.

FLOORING

  • A mix of Superior Vitrified tiles/ Laminated wooden flooring as per the architectural design in Living Room, Dining Room, all BEDROOMS, Foyer and Lobbies.

  • Combination of Granite Flooring / Flamed granite / Vitrified tile flooring will be provided in staircases, open areas, and all balconies as per the Architectural Design.

  • Diamond / Granolithic polishing will be done on flooring if required.

  • Wall Cladding & Flooring in Toilets and kitchen would be combination of Granite/Vitrified Tiles non-skid or equivalent as per Architects design.

  • Granite/ Composite combination as per design in kitchen tops/counters and at least two feet tiles above working counter OR as specified by the architect.

  • The flooring in kitchen, balconies & bathrooms shall have requisite slopes to ensure proper drainage of water.

  • Excellent workmanship in flooring with mastic joints and clear resin filling to give a joint free look.

DOORS & WINDOWS

  • The internal doors shall be flush door at least 38 mm thick with veneer on top with melamine matt polish as per the architectural drawings.

  • Brass Hinges with SS finish shall be used in doors

  • All locks from Dorset/Hettich or equivalent shall be provided.

  • UPVC or Aluminium equivalent doors and windows shall be provided in the Exterior.

  • Good Quality and heavy duty ball-bearing hinges (SS), door stoppers, window-stays, handles, locks mortise handles, tower-bolts etc shall be provided to ensure an elegant look and feel.

WARDROBES

  • Modular Cup-boards (Box-type wardrobes) shall be provided as per architectural plans to ensure adequate storage space.

  • Carcass of the cupboards shall be pre-laminated for smooth andpermanent finish.

  • Adequate storage space including drawers, shelves, hanging space shall be provided

  • Hettich/ Hafele/equivalent hardware shall be used.

  • All wardrobes shutters shall be in Laminate/ PU/ Veneer finish.

  • Good Quality and heavy-duty ball-bearing hinges (SS), door-stoppers, window-stays, handles, locks mortise handles, tower-bolts etc shall be provided to ensure an elegant look and feel.

KITCHEN

  • Modular Kitchen cabinets with a wide variety of accessories, drawers, pull-outs (Hettich/Blum/Equivalent) to be provided in kitchen. Laminate Inside and Laquered Paint/Glass or Hi-Gloss Laminate/Veneer outside.

  • Only Chimney 60cms and HOB 60cms (2 or 4 BURNERS) OF Faber/Glen/Elicia/Sunflame / Equivalent shall be Provided.

  • The Appliances like Oven / Microwave shall be provided by the builder and other appliances like Washing- Machine / Dryer / Cooking-Range / Fridge etc shall be provided by the buyer while proper provisions only shall be made by the Builder.

  • Stainless Steel single bowl sinks without drain-board in kitchen (JAYNA/NEELKANTH/NIRALI/ Equivalent brand ). Single-Lever Sink-mixer shall be provided.
  • A Modular kitchen in PU/ laminate finishwith drawers/ shelves inside
  • Kitchen shall have instant 9 ltrGeyser (AO Smith/Havel/Racold or equivalent)
  • Granite/ Korean Composite countertop shall be provided in kitchen.

PLUMBING

  • Common Tank over 100000 litres and R.C.C. underground water tank of sufficient capacity over 500000 litres shall be provided to ensure sufficient water supply to the community.
  • Hygienic and corrosion free water supply through Astral certified CPVC pipes.
  • Waste Pipes of POLYPACK/ SUPREME/ or equivalent brand with P trapsand Multi traps. All vertical lines shall have inspection doors on the exterior.
  • Rain water harvesting with WTP to use the water for the horticultural and grey water needs will be built.
  • ETP, STP with Ozonaters and other remediation measure will be provided to treat the water to acceptable level of discharge and usage as grey water.
  • Cleaning and reconstruction/ restoration of the rain water drain outside the property and casting R.C.C. slab over it, leaving 2’ x 2’inspection chambers, covered with C.I. covers.
  • All the plumbing drawings are designed and executed as per the requirement of the user by a trained team.

TOILET

  • Designer Vanities with mirrors in all bathrooms shall be provided.
  • Shower enclosures in all bathrooms shall be provided.
    Exhaust fan shall also provide in each bathroom.
  • Single lever fittings of Hansgrohe or equivalent shall be provided
  • All bathrooms shall have a shower (Hansgrohe / Jaguar /Kohlar /Bravit /Grohe or equivalent)
  • The bathrooms shall havewhite basins Duravit/ Hind Italian collection/ Jaguar or equivalent.
  • Geysers of 25lts. Capacity in each toilet of Orient,/Havells/Luminous or /equivalent.

ELECTRICALS

  • A separate 11/ 15 KW meter whichever is permissible and 6 kw provision for power backup through double supply meter.

  • The wiring shall be of Finolex/ Polycab /Equivalent as per wiring schedule.

  • Concealed PVC conduits 2 mm thick of SETIA / Equivalent

  • 1x 15A point in bedroom, 2x 15A in drawing and dining shall be provided.

  • Drawing room and family lounge shall have 1-2x 5A apart from TV point.

  • Dish T.V. points in each bedroom, Drawing/ Dining.

  • Main Panel Board of SWG 145 with BUS BAR and other arrangements if required.

  • Sub-Meter for lift and other common facilities may be provided if permissible.

  • All the electrical drawings are designed and executed as per the requirement of the user by a trained team.

POWER BACKUP

  • Supply and installation, testing and commissioning of 2 silent type of DG sets including AMF cum synchronising panel and cables from DG sets to synchronizing panel and to main LT panel with smoke exhaust pipes/chimney as per CPCB norms, earthing of DG set, control cabling, fuel tank piping including foundation to provide back up power desired by each unit.

  • Supply and installation, testing and commissioning of Dual Source Energy Meters. (DSEM) including control cabling and software.

ELECTRICALS FIXTURES

  • Switches –Schneider / Havel / North Westernor equivalent shall be provided

  • LED Concealed lights of good quality shall be provided with one year manufacturer warranty.

  • VRF of Hitachi/Daiken/ or equivalent for cooling/ specially heatingin winters will be provided in each unit unless opted out by the customer.

LIFT

  • A Common Schindler/Otis/ Kone/equivalent6-7 Passenger Lift wherever provided for in the architectural drawings with SS door shall be provided from with Automatic Rescue device and Automatic Phase sequence corrector.

INTERIOR

  • Architecturally designed rough plaster finish with paint for hill cottage finish or P.O.P. punning (Inline and Plumb) on walls & roofs or .

  • False ceilings with coves and diffused lighting with LED Strip lights as per the design of the interior designer

  • The walls & ceiling shall be finished with Plastic/Velvet paint in pleasing shades

LANDSCAPING

  • Open areas will be kept green and appropriate grass and ornamental plantation will be done under the supervision of a landscapist to take care of aesthetics and environment.

PAINTING & POLISHING

  • POP PUNING (inline and plumb) on walls and roofs. Including Designer False Ceiling on Roof with Coves and diffused Lighting as per design of Architect.

  • Walls and Ceiling shall be finished with Plastic emulsions to give smooth and pleasing shades. Cost of painting internal walls and roof not to exceed Rs.25/- per sqft. inclusive of material, labor and taxes.

  • Texture paints (rustic/super-fine) will be used for painting of Stair-case roof and Walls, Roof & Columns, Side-Walls & Rear-Side of Building, Balconies Roof & Walls, Shafts and Open spaces, all Boundary-Walls, Parapet-Walls from inside, and Mumty of the Building. Pleasing shades as per aesthetics and Elevation.

  • Outside Front Elevation shall be a mix of Permanent Finish with exposed bricks, Stone Finish and painted plaster.

PARKING

  • Open and dedicated single or if so required, double Stack Parking with German Company Wohr Parklift model 411/Parklift 421 / or equivalent for adequate parking to the community. Powder Coated/ Galvanized Structural steel with WOHR Std Colours of Pebble Grey.
